Director of Maintenance/Acquisitions

We are seeking an experienced, hands-on Director of Maintenance & Acquisitions to oversee all aspects of residential property maintenance, renovations, construction projects, and new property acquisitions. This leadership position is responsible for managing maintenance operations, coordinating renovation projects, supervising in-house staff and outside vendors, ensuring quality standards, and assisting with the evaluation and acquisition of new investment properties.

The ideal candidate is highly organized, self-motivated, experienced in residential construction and property maintenance, and comfortable balancing field operations with office and computer-based responsibilities.

Key Responsibilities

Maintenance & Construction Management

  • Serve as the primary point of contact for all maintenance requests and renovation projects.
  • Manage and prioritize all work orders from start to completion.
  • Schedule and coordinate daily assignments for all in-house maintenance personnel.
  • Monitor project progress and follow up to ensure timely completion.
  • Perform regular inspections of completed work to ensure company quality standards are met.
  • Supervise residential renovation and construction projects.
  • Coordinate with property managers to minimize disruptions during occupied-property work.
Vendor Management

  • Solicit, review, and compare bids from contractors and vendors.
  • Select vendors based on quality, pricing, scheduling, and performance.
  • Maintain relationships with contractors and service providers.
  • Verify vendor insurance coverage, licensing, and required background checks before work begins.
  • Monitor vendor performance and ensure compliance with company standards.
Property Inspections & Quality Control

  • Conduct routine inspections of occupied and vacant properties.
  • Identify maintenance needs and renovation opportunities.
  • Ensure all work complies with applicable building codes and company expectations.
  • Assist with punch lists and final project walkthroughs.
Property Acquisitions

  • Participate in evaluating prospective residential investment properties.
  • Conduct property inspections to determine renovation scope.
  • Prepare renovation budgets and cost estimates.
  • Build and analyze acquisition models using Microsoft Excel.
  • Assist ownership with determining purchase values and preparing offers on prospective acquisitions.
  • Coordinate due diligence activities during the acquisition process.
Property Management Support

  • Assist property managers with on-site leasing showings as needed.
  • Provide exceptional customer service to current residents.
  • Help resolve maintenance-related tenant concerns professionally and efficiently.
Administrative Responsibilities

  • Order and manage maintenance materials and construction supplies.
  • Coordinate permitting and inspections with local municipalities.
  • Maintain accurate documentation of work orders within property management software.
  • Upload detailed notes, photographs, invoices, and project updates.
  • Track project budgets and expenses.
  • Maintain organized project files and vendor documentation.
Qualifications

Required Experience

  • Minimum of 5 years of experience managing residential maintenance, construction, or renovation projects.
  • Experience supervising multiple job sites simultaneously.
  • Experience managing in-house maintenance teams and subcontractors.
  • Knowledge of residential construction methods and repair practices.
  • Experience obtaining permits and coordinating inspections.
  • Experience preparing contractor bid packages and evaluating proposals.
  • Experience with budgeting renovation projects.
  • Proficiency in Microsoft Excel and other computer applications.
  • Experience using property management or maintenance management software.
Preferred Experience

  • Residential property management experience.
  • Real estate investment or acquisitions experience.
  • Experience evaluating renovation costs for investment properties.

Physical Requirements

  • Must be able to lift and carry at least 50 pounds.
  • Must be willing to transport and carry maintenance materials and supplies to properties.
  • Must be capable of performing light maintenance and repair work when needed.
  • Ability to climb stairs, walk job sites, and inspect properties.
  • Ability to work both indoors and outdoors in varying weather conditions.
Additional Requirements

  • Valid driver's license with an acceptable driving record.
  • Ability to travel between company properties throughout the workday.
  • Must successfully pass a background check and any applicable pre-employment screening.
  • Reliable transportation (company vehicle provided during work hours).

Compensation: $75,000.00 - $105,000.00 per year
